Created to fill a gap in the market, it caters to both individual and company borrowers. Here’s what you and your clients can expect from an MT Finance commercial mortgage.

 

An understanding of your clients’ needs

Unlike some mainstream lenders, we pride ourselves on being able to consider each client’s circumstances and find a solution that works best for them. Every case is assessed by an underwriter, allowing us to take a hands-on approach. This results in a mortgage tailored to every borrower.

We also know that there are multiple reasons as to why a borrower needs a commercial mortgage. As well as purchasing an asset, it can also be used to refinance debt or unlock capital currently tied up in an existing property.

As a specialist lender, we can also take the security property into consideration when making our lending decisions. This asset-forward approach is particularly useful for borrowers who may have limited experience.

 

A focus on affordability

We’re acutely aware of how affordability can impact a borrower, particularly in the current environment. With many lenders choosing to set their stress tests at 140% and above, this can act as yet another hurdle borrowers need to overcome. Instead, all our commercial mortgages have an ICR of 125% which can allow borrowers to purchase a property with a smaller deposit, meaning lower monthly repayments.

  • Loans from £100,000 to £2,500,000
  • Terms from five to 30 years
  • Up to 75% LTV

Specialist criteria:

  • Loans from £100,000 to £2,500,000
  • Terms from five to 30 years
  • Up to 70% LTV
  • Enhanced underwriting for complex property types
  • Car parks, sports venues and utilities considered
  • Specialist sectors include leisure, education, sports venues and more
