If your refurb project requires structural changes, our heavy refurb product is designed to help property investors and developers fund their conversion, with speed and minimum fuss.
Loans are available from £50,000 and £500,000 and up to 100% of build costs are available. We know that budgets can often change during a project, so we also offer further draw-downs. Funding can also be provided in stages to help keep the costs down. Our heavy refurb bridging loan can be used for residential and commercial properties up to 65% LTV.
Our business funding loan can help business owners meet a variety of business objectives. We lend between £50,000 and £10,000,000 at up to 70% LTV for residential, commercial, or semi-commercial properties. Both first and second charge loans are available.
second charge bridging loans
If additional funds are needed for a short amount of time, then it is worth considering a second charge loan. Available to secure against residential or semi-commercial properties which already have a mortgage, we can lend between £50,000 and £10,000,000 at up to 65% LTV. Owner-occupied residential properties can be loaned against if the loan is for business purposes.
It’s also worth remembering that none of our bridging loans require any upfront fees and there are no early exit fees or early repayment charges. Terms on all our loans range from one to 24 months meaning you can decide on what terms suits your needs.
We are an asset-based lender, meaning we lend solely on the value of the asset and are more interested in your long-term plans. Therefore, MT Finance do not carry out any credit scoring either and we will take a view on adverse credit histories, including CCJs.
